Tenant Responsibilities for Bills & Repairs

Everything That is & isn't Your Responsibility

As a tenant, your primary responsibilities include timely payment of rent, covering utility bills, and maintaining a safe and clean living environment. While you are not responsible for repairs arising from general wear and tear, these straightforward duties contribute to a positive and comfortable atmosphere for you and any fellow residents.

What Repairs am I Responsible for?

At Sharples Lettings, we believe in keeping things simple for our tenants. Your responsibilities in terms of repairs are designed to be hassle-free and focused on the small details.

Generally, you’re in charge of the day-to-day, low-level repairs that enhance your living experience—changing light bulbs, minor adjustments, and the like.

For anything beyond that, rest assured, the responsibility shifts to us. Our goal is to create a living space where you can enjoy comfort without the stress of major repairs.

Who Will Make the Repairs?

Once you’ve reported an issue to us, we swing into action. We collaborate with registered tradesmen, certified by the appropriate governing bodies such as Gas Safe or NICEIC, ensuring that repairs are conducted professionally and efficiently.

Should you decide to arrange for a tradesman yourself, we’ve got your back. Simply forward the fees, and we’ll reimburse you promptly. However, it’s essential to note that for minor repairs or instances where the damage is a result of tenant action, reimbursement may not apply.

Additionally, when you initially secure your home, there will be a deposit to ensure the property is well taken care of during your tenancy.
